Today’s buyers prioritize usable space over total area. Efficient layouts, storage solutions, and multifunctional rooms deliver more daily value than oversized but underutilized spaces.
Shared amenities are also reshaping preferences. Gyms, pools, co-working areas, children’s zones, and retail access reduce the need for larger private interiors.
Cost awareness plays a role. Smaller homes often mean lower service charges, reduced utility bills, and easier maintenance—factors that matter more in a mature market.
Urban living trends, remote work, and evolving household structures have all contributed to this shift. In the UAE, smart living has become more attractive than spacious living.
