Dubai Property Valuation Certificate: When Owners Need One

Published 3 months ago

A property valuation certificate can be useful when an owner is planning to sell, settle an estate, arrange financing, prepare company records, or understand the official value of an asset. In Dubai, Dubai Land Department provides a Property Valuation service for several property types.

What the Service Covers
DLD says the service allows customers to apply for valuation of vacant land, residential units, residential villas, commercial or industrial buildings, villa compounds, labor accommodations, major project land, agricultural land with buildings, and hotel buildings with land.

How Owners Can Apply
DLD lists two main routes. Through a Real Estate Services Trustee center, the customer submits documents, the employee enters the transaction, fees are paid if applicable, and the certificate is received by email. Through the app, the customer logs in, selects the service, fills in data, attaches documents, pays fees, and receives the approved certificate by email.

Documents to Prepare
Main documents include a property evaluation request form, a letter from the owner with a copy of a valid passport or Emirates ID, a municipality map or planning map, and recent property photos. Additional documents may be requested depending on the property type, such as built-up area details, lease contracts, expense statements, hotel information, or project documents.

Fees and Service Time
Fees depend on property type. DLD lists examples such as AED 4,000 for residential apartment or residential villa valuation, plus knowledge and innovation fees, and higher fees for hotel buildings or major project land. Residential units and attached villas are listed as instant, while other types may take five working days.

Verifying a Valuation Certificate
DLD also provides a Verify Evaluation Certificate service through the website or Dubai REST app. Anyone relying on a certificate should verify its validity using official DLD channels before making decisions.

Final Note
A valuation certificate is not just a number. It can affect sale negotiations, financing, accounting, and legal paperwork. Owners should submit complete documents, use official channels, and keep the issued e-certificate safely for future reference.
