GFH Partners Acquires Manrre REIT: A Strategic Move in the GCC Logistics and Industrial Real Estate Sector

Published 2 years ago

GFH Partners Limited, the Dubai International Financial Centre (DIFC)-based global asset management subsidiary of GFH Financial Group, has announced a strategic investment in Manrre REIT, a premier Dubai-based fund specializing in institutional-grade logistics and industrial assets across the UAE and the broader GCC region.

Established in 2018 by Palmon Group FZCO, a leading local logistics developer and owner, Manrre REIT boasts a diversified portfolio valued at approximately AED 500 million (USD 136 million). This portfolio comprises 26 high-quality industrial and logistics properties, primarily located in the UAE, positioning Manrre as a significant player in the region's real estate landscape.

This acquisition marks a pivotal milestone for both GFH Partners and Manrre REIT. Following approval from the Dubai Financial Services Authority (DFSA), GFH Partners has assumed the role of Fund Manager. Notably, the fund has been converted into a Shari’ah-compliant investment vehicle, aligning with Islamic investment principles and broadening its appeal to a wider investor base.

The strategic intent behind this acquisition is to accelerate growth by expanding the investor base and expediting new acquisitions and projects across the UAE and Saudi Arabia—regions currently experiencing robust demand in the logistics and industrial sectors. This move is in line with GFH Partners' strategy of collaborating with leading specialist asset managers operating in attractive segments of the global real estate market.

Nael Mustafa, CEO of GFH Partners, commented on the acquisition: "Our investment in Manrre is an extension of GFH Partners’ strategy, centered on collaboration with leading specialist asset managers operating in attractive segments of the global real estate market. Already a major investor in logistics and industrial assets in the US, UK, and GCC region, we are well-positioned to leverage our deep experience to help accelerate Manrre’s growth and further build upon its unique market position. With a new structure and strengthened foundations, we look forward to capturing opportunities from strong macroeconomic drivers contributing to the growth of the logistics and industrial sectors across key markets in the GCC."

Kunal Lahori, Director of Manrre REIT Logistics Fund, also expressed optimism: "This investment marks a pivotal moment for Manrre. We have consistently aimed to redefine the logistics and industrial real estate market in the UAE and beyond. With GFH Partners on board, we are well-positioned to expand our specialist asset class and further elevate Manrre’s market presence."

The acquisition is poised to have significant implications for the GCC's logistics and industrial real estate sectors. By leveraging GFH Partners' extensive experience and resources, Manrre REIT is expected to enhance its market position and capitalize on emerging opportunities driven by strong macroeconomic factors in the region. The focus on Shari’ah-compliant investment structures also reflects a growing trend towards ethical and socially responsible investing in the Middle East.

GFH Partners' acquisition of Manrre REIT underscores a strategic commitment to expanding its footprint in the logistics and industrial real estate sectors within the GCC. This move not only enhances the growth prospects for Manrre REIT but also contributes to the broader development of the region's real estate market, aligning with the increasing demand for high-quality logistics and industrial properties.
